Substantial problems still exist in the credit market as a majority of banks are significantly over-exposed to commercial real estate assets and are in a slow process of de-leveraging. Over the next few years, over $1 trillion in commercial mortgage loans are scheduled to mature, many of which will not be able to be refinanced given declines in property values.
A10 Capital fills the void in the small-balance and middle market space by providing intermediate term “mini-perm” or bridge loans, allowing properties to stabilize and add value, ultimately qualifying for permanent financing. Our preferred collateral includes class A & B quality in the “core 4” property types: Industrial, Office, Multi-family and Retail. Our commercial mortgage loans are usually structured with three to five year terms. All loans are held on balance sheet and serviced in-house.
