A10 Capital traces its origins as a commercial mortgage lender back to the financial crisis which began in 2007. The bursting of the U.S. Housing bubble caused the values of securities tied to U.S. real estate pricing to plummet, damaging financial institutions globally. The crisis played a significant role in the failure of key businesses, declines in consumer wealth and a downturn in economic activity leading to global recession and contributing to the European sovereign debt crisis.
With the financial markets in chaos and conventional lenders shutting the door on all but the highest quality properties, the founders of A10 Capital saw the need for providing non-recourse commercial real estate loans to un-stabilized properties.
A10 fills the void that has been created by the banking crisis and the fact that banks are not actively lending on commercial real estate. We provide intermediate term “mini-perm” or bridge loans that provide funding for lease-up costs and earn-outs. The typical terms are 3 to 5 years and the preferred size is $1 to $15 million, although larger size loans are considered on a case-by-case basis. All loans are kept on our balance sheet and serviced in house.
